Bookings are final upon receipt of your deposit of 20%,. Minimal booking is 3 nights. To retain booking, we must receive payment for your entire stay no later than four weeks prior to your arrival - we will automatically charge this final payment to your credit card. Cancellations must be notified in writing - please insure that you receive our written acknowledgment before you consider your booking cancelled. Cancellations 60 days prior to arrival receive a full refund less a 5% admin fee. Cancellations 30 days prior to arrival receive a 60% refund of the total charges. Cancellations 15 days prior arrival receive a 40% refund of the total charges. Cancellations within 15 days of arrival receive no refund. No-shows receive no refund. In the event of cancellation or no-show, we will do whatever we can to re-rent the house. Any nites we sell will be refunded to you irregardless of the above policy. We recommend the purchase of trip cancellation insurance if you are concerned about cancellation fees. Deposits may be made by email utilizing Visa or MC. Email credit card authorizations can be made in two transmissions, sending part of the card number one time and then the balance - if required for peace of mind.
